Great job! Your home is almost prepared, now it's time to think about the next few steps:​

3. Determine if you should work with an agent or do a For Sale By Owner (FSBO). There are benefits and drawbacks to both. Selling your home is a huge decision and you need to make the best decision for you. Ask me, I will help you weigh the pros and cons of both and show you the difference an expert can make.

4. Price your home competitively and accurately the first time. According to Zillow research, 57 percent of homes nationwide sell at or above listing price when they accept an offer in the first week. In the second week on the market, that drops to 50 percent and trends downward as the weeks go on.

5. Staging! There are many different ways to do this. To start, you must depersonalize. Too many items in the home makes it feel smaller than it is and when there are personal items (ex: family pics, etc.) then prospective buyers can't see themselves there. Remove pet and kid belongings (ex: toys, baby gate, etc.) and freshen up the decor. Often times, a professional stager is a great option. I have several in my network to help you.

6. Move out. Selling your home is a lot of prep work and its expensive. Plan for moving costs. There are many local companies out there that can help with this. Determine how much time and energy you have let over for moving. Do you need someone to show up on moving day with a truck, load your items and drive them to your new home?? Or do you need someone to come in, pack you up and move you out? I know amazing teams that can help with whatever it is you need.
